THE REALITY ON THE GROUND

What no one tells you when you buy in Morzine.

Renting out a property in Morzine can be a real challenge. From a distance, the smallest detail can grow into something you didn't see coming.

What changes everything is having someone on-site who knows your property, picks up the phone in the evening, and steps in before a small issue becomes a real problem.

Handing your keys to AZORA means knowing someone is watching over your property, anticipating problems, and stepping in when it matters.

THE GEOGRAPHY OF MORZINE

Morzine, area by area.

Morzine is a genuine mountain village, sitting at 1,000m altitude at the heart of the Portes du Soleil ski area. It's a village that's truly lived in, with its hamlets, slate roofs, and year-round residents.

The Centre – Le Pléney

Shops, restaurants, the tourist office. Your guests won't need their car. It's an area that rents easily, and one we can reach quickly.

Super-Morzine

The sunny side of the resort, right by the Super Morzine gondola. The footbridge connects the area to the centre in just a few minutes on foot: your guests can ski in Avoriaz in the morning and dine in town in the evening.

THE FREE SHUTTLE SERVICE

Morzine has a free shuttle network covering the different areas and connecting to the centre and the lifts. Being near a stop is a real selling point — worth mentioning in your listing if your property has one nearby.

Nyon

Home to the cable car, a quieter area a little away from the centre, but popular with guests looking for peace and quiet and direct ski-in access via the gondola.

The hamlets and the heights

(Mas Metoud, La Plagne, Les Prodains…)
These come with real logistics: access, snow clearing, and longer shuttle routes. But they're also pure charm — the view and the quiet that holidaymakers come looking for.

THE RHYTHM OF THE SEASONS

Here, the season doesn't end when the snow melts.

Winter

It obviously carries the bulk of the income. Tight turnovers, top-level standards, and fully booked weeks.

Summer

A genuine season in its own right. Downhill mountain biking, hiking, trail running, Lac de Montriond, Col de Joux Plane. Summer draws more holidaymakers every year.

The shoulder seasons

The long May weekends bring visitors back, and autumn draws hikers in for the colours. Between stays, it's the ideal time for renovation work or a deep clean.

MORZINE FAQ

Your questions, Morzine area.

My property is out of the way, in a hamlet. Do you still cover it?

Yes. That's actually where we're most useful: the further you are from the centre, the more a local presence matters.

And outside ski season, does it still rent?

Yes — and it's one of Morzine's real advantages over pure high-altitude resorts. The shoulder seasons have their own audience: the long May weekends bring visitors, and autumn brings hikers in for the colours. We adjust the listing and pricing for these periods rather than letting the property sit empty.

Do you also manage properties that aren't slope-side?

Yes. Distance from the lifts changes how we pitch the listing, not how we work.

Do you have local tradespeople?

Yes — plumber, electrician, heating engineer, locksmith. That kind of network isn't something you can improvise; it's built by actually living here.
